On today's Call You & Yours we're asking: "What's your experience of buying and selling a home?" The government has announced a major overhaul to the house buying process to speed it up and hopefully save consumers money. They're counsulting on it until the end of the year. The length of time it takes for a house sale to complete has been increasing - with delays for paperwork and reports, and chains collapsing at the last minute. Housebuyers and sellers can lose thousands of pounds in an already expensive process. The government is proposing that sellers and estate agents will be legally required to provide key information like structural reports, about a property right at the start. the current system in England, Wales and Northern Ireland is for reports to be requested after an offer is made, and it can go on for months. And, like the Scottish system, there'd be binding contracts which would stop either party walking away once an agreement to buy is signed. The current system in other regions means parties can walk away at any time which can cause chains to collapse. They can also renegotiate the asking price at any point, sometimes right before completion and sellers feel obliged to accept to avoid the whole chain breaking.
